Nancy Chillag

​Nancy Chillag is a founder, President and CFO of 23rd Street Capital. Her goal is to provide investors with solid asset backed investments that provide steady and consistent cash flow, without the day-to-day hassle of real estate management.


Nancy started her investment career at the age of 26 purchasing a 5-unit Victorian in San Francisco. She fell in love with real estate and continued to expand her investments. She has owned single family rentals and small apartment buildings for over 30 years. Nancy owns 8 mobile home parks located in 5 states, comprising over 650 lots. She is a general partner in 252 unit apartment complex in Jacksonville, Florida.


Nancy is also an attorney. She owned and operated Chillag & Associates, a law firm in Menlo Park, California, for over 25 years before retiring in 2013. Her firm provided legal advice to clients in the areas of real estate, construction, business and estate planning. Nancy represented the interests of real estate investors and developers, helping them navigate through investment analysis, construction, property management and landlord-tenant issues. In addition to being an attorney, Nancy is also a certified public accountant and real estate broker. Since retiring from the practice of law, Nancy formed Primary Home Solutions through which she purchases and renovates single family homes.


​Nancy has published 3 books - Building by the Book: Legal Advice for Contractors, How to Survive a Remodel and Your Kids are Counting on You: An Estate Planning Guide for Parents. She was also the Legal Columnist for Qualified Remodeler Magazine, a national trade publication, and has appeared on local talk shows and at construction and real estate trade conventions discussing legal issues involving real estate.

Tony Siacotos


Tony Siacotos is a founder and Vice-President of 23rd Street Capital.


He was born and raised in California, and graduated with a Business Management degree from California State University at Chico.  After leaving California for Texas, and then New York, Tony spent ten years in both procurement and technical sales to the Regional Bell Operating Companies as the telephone business deregulated in the 80's and 90's.


Leaving the telephony industry, he ran a small health care business in New York for over 20 years before returning to California to be closer to family.  Since his return to California, Tony has been the Lead and Acquisition Manager for Primary Home Solutions, a business focused on purchasing and renovating single family homes, where he developed his knowledge of real estate and his passion for helping distressed property owners find an easy and quick solution to their issues. Expanding on that knowledge and passion, Tony is focused on helping ordinary, hard-working people find a solution to retirement and legacy wealth without relying on the stock market or social security, but rather through investment in multifamily real estate. He has developed a talent for market research and investment analysis to insure stable, conservative, cash-flowing acquisitions with appreciation potential.

We have partnered with Park Place Communities, a national real estate firm based in Phoenix, AZ, focused on affordable & manufactured housing. Their mission is to create safe, clean and inviting communities throughout America where people want to live.

PPC has taken the turn-key approach to a different level, and has control over every aspect of community operations, from hiring local managers and maintenance staff on-site, to overseeing the renovations, new home delivery, sales and leasing process, and everything in between. They take pride in creating and implementing systems and processes to manage Mobile Home Park Communities efficiently, while keeping an eye on the bottom line. 

They currently operate parks in Alabama, Arizona, Illinois, Indiana, Kansas, Kentucky, Missouri, Mississippi, Nevada, Ohio and Tennessee and adding new states every year.
